The Sugar Woods covenants <br />say that at the time the common corridor is to be platted that the road will be designated <br />It was noted that because applicant has been asked to dedicate additional right-of-way for <br />1995 Hwy 12 inifN’ovements, MtiTXJT has approved a single curb cut to property <br />The land owner. Sid Rebers, along with hb legal representative, Greg Poe, were preseiit. <br />Rebers originally owned 41 acres from Sugu Woo^ to Hwy 12. Poe discussed why it <br />was his opinion that the east/west. Brown to Willow Road, connection is not functional <br />Cliff Otten was also present The easement goes through the Often property into the <br />Reber property <br />It was important to note that easemems now exist from Willow Road over Outlot D <br />within applicant's property and does not extoid any furtiKr into Outlot F. Thb would <br />have to be asked for as part of the application process. Outlot D unu created as (ml of <br />the future ro»I. Any devefopment of the property ei»t of the Wear property would trigger <br />construction of the road <br />The first issue to be resolved would be in the proposed us>^ permitted under the B-l code. <br />Anhalt's business. Pro Tire and Exhaust, is a retail/installation operation mvolving what he <br />called quick items, tires, shocks, struts, exhaust, aligmnents, and oil changes. The plan is <br />for a garage consistirig of four, east fruring bays and a car wash for hb clientele, not for the <br />general puUic. The location would provide good exposure bdi% located on Hwy 12. It <br />should be noted that the site allows adequate room to move the proposed building to the <br />rear as Mn/DOT b taking additional land for rq^-of-way. <br />Anhalt is asking for clarification from the Planning Commission on the zonii^ issue in <br />order to proceed with site planiiifq$ Mabusth reviewed the intent of the BI sales district <br />that encourages commodities or services for the surrounding neighborhood and may <br />adjoin a residentbl area. It must be serviced by municipal water and sewer, and direct <br />highway access is needed. The garage use b listed under the conditional use section of the <br />code and includes repair of cars, which rmist be totally enclosed. <br />The rear and front setback requirements present no problem. There are recent Mn/DOT <br />changes to Hwy 12 that the City and Applicam will need to review for thb application.
