The existing <br />garage is 6.7% from the side lot line. <br />Technically, there is no change to existing <br />structure or existing side setback, except that <br />what was a detached garage will now be attached, <br />still encroaching into the required 10* side <br />setback. <br />Average Lakeshore Setback - <br />There is no additional distance encroachment <br />over and above the existing 28' average setback <br />line encroachment, but there is a 3 degree <br />reduction in sideward views from the house to <br />the south. Those views are already screened <br />with existing vegetation so that the additional <br />view encroachment is insignificant in staff's <br />opinion. <br />Bill Hultgren of 2545 Dunwoody, neighbor to the south, <br />stated that he has reviewed the plans and has no <br />objections. However, his only concern is any future use <br />of the garage which is built too close to the property <br />line. He would like some assurance that the garage and <br />upper garage area will not be turned into living <br />quarters. His reason is that it would be less than 20' <br />from their main bedroom area. <br />Mr. Lear stated that he does not intend on using this <br />area as living quarters and understands Mr. Hultgren's <br />position. He intends to sheetrock, insulate and provide <br />a small space heater in the garage which will be use <br />strictly as garage use in addition to keeping dogs <br />inside during the day. Regarding the area above the <br />garage, he plans to use it for a small train hobby room. <br />Mike Schroeder reviewed the interior and exterior plans. <br />There were no other comments from the public and the <br />public hearing was closed. <br />It was moved by Chairman Kelley, to recommend approval <br />subject to: <br />1. No additional hardcover will be allowed on the <br />property. <br />2. The garage and upper garage area will not be <br />plumbed nor be used as full time living space.
