He suggested <br />another alternative of granting a 4' variance between <br />accessory structure and residence# therefore not <br />connecting the two structures but providing firewall as <br />needed# which would eliminate any future problems. <br />Mr. Scbroeder seated that they would be xn favor of <br />Gaffron's suggestion because that is what they <br />originally intended. Mr. Lear concurred. <br />► <br />Bellows questioned the viability and expense involved in <br />firewalling the garage with a gambrel roof thus creating <br />a fire hazard. She noted that in or.;er to avoid <br />precedent setting# is should be stated in the resolution <br />that this variance is being granted only because of an <br />error in the original survey which resulted in the <br />garage being placed too close to the lot line. <br />Chairman Kelley withdrew his previous motion. <br />It was moved by Bellows# seconded by Johnson# to <br />recommv.i.<i approval of hardcover# side setback# and <br />average setback variances as proposed# finding that side <br />variance is being granted only because garage <br />was constructed too close to the lot line in error# <br />subject to the condition that the garage area may become <br />heated space but may not be plumbed and may not be used <br />as living quarters. Motion# Ayes 6# Nays 0. <br />#1140 TOM BBRTHIAiniB <br />3035 CASCO POIBT ROAD <br />VARIAECE <br />PUBLIC HEARING 9:33>9:34 <br />The Affidavit of Publication and Certificate of Mailing <br />was noted. <br />Tom Berthiaume was present for this matter. <br />Assistant Zoning Administrator Gaffron explained the <br />request to construct a 2nd story bedroom and bathroom <br />addition over the existing garage which is 7.1 feet from <br />the side lot line and staff finds there will be no view <br />encroachment from the addition. Staff recommends <br />approval. <br />There were no comments from the public regarding this <br />matter and the public hearing was closed. <br />It was moved by Chairman Kelley# seconded by Cohen# to <br />recommend approval as proposed.
