MIHUTBS OF THE PLANNIIIG COHHISSIOH TING HELD FBBROART 17, 1987 <br />#1104 GBBGG PERL <br />309 ffETIAKE STREET <br />VARIANCE <br />PUBLIC HEARING 10:05 - 10:21 <br />The Affidavit of Publication and Certificate of Mailing <br />was noted. <br />Mr. & Mrs, Gregg Perl were present for this matter. <br />Assistant Zoning Administrator Gaffron explained the <br />request for rear setback, structure-to-structure <br />setback, side setback variances, and height variance to <br />construct an addition to existing residence. He <br />reviewed the existing structures and the proposal. <br />Staff recommends tabling this application subject to the <br />following: <br />1. Applicant providing a site evaluation and design <br />for interim septic repair/upg*ade to handle the <br />proposed house. <br />2. Applicant providing an *«cceptable justification <br />or hardship reason for granting the structure-to- <br />structure variance, or revise plans to show house <br />attached to garage; staff recommends denial of this <br />variance as proposed and feels applicant should re­ <br />design to maintain the required 10* setback, or <br />attach the garage. <br />3. Staff suggests that the side setback variance is <br />justifiable given the addition is no closer to the <br />line than the existing house. <br />4. Staff suggests that the rear setback variance is <br />reasonable, given that the side lot line limits <br />expansion to the left, septic system limits <br />expansion to the front, garage and building height <br />limitation limits the expansion to the right or <br />upward. <br />5. Staff recommends that applicant be requested to <br />address how he will handle the home occupation <br />problems on this property. <br />6. Applicant must provide a to-scale set of plans <br />or revised plans for future review (existing plans <br />filed are 1”=4.3', not workable scale), and must <br />provide an updated survey verifying the location of <br />the garage. <br />7. Applicant must provide acceptable justification <br />for the height variance or redesign to eliminate <br />same. <br />9
