HIHUTBS OF THB PIAHMIIIG COMMISSION MEETING HELD PEBROARy 17, 1987 <br />#1110 ROBERT MARTINSON <br />1840 SBORELINB DRIVE <br />VARIANCES <br />PUBLIC HEARIIIG 10s57 - 11:21 <br />The Affidavit of Publication and Certificate of Mailing <br />was noted. <br />Robert Martinson was present for this matter. <br />Zoning Administrator Mabusth explained the request for <br />multiple variances to construct a new residence on an <br />undeveloped unsewered riparian lot. Variances requested <br />are: <br />Lot Area = .2 acres or 10% <br />Lot Width ■ 72.5' or 36% <br />Side Setback « 6' or 20% on both sides <br />Average Setback for Accessory Structures - <br />Pool » 55' in front of average setback line <br />Deck ■ 21' in front of average setback line <br />No Hardcover variance required <br />Because this is a through lot, a Conditional Use Permit <br />is required for accessory structures (deck/tennis court <br />and pool). These structures as proposed meet the <br />required front yard setback from each street. Access <br />will be off of Heritage Drive. <br />Mr. Martinson stated that he contacted 2 of the 5 <br />neighbors within 200' of the lot, and they did not <br />indicate any objection to the proposal. He noted in his <br />proposal his attempt to preserve the greenery and also <br />comply with front yard setback. He noted that the deck <br />is at grade level not requiring a railing. <br />Chairman Kelley stated he felt that this lot could be <br />developed in conformance with the standard with the <br />exception of the width. <br />Bellows stated she was concerned with the paddle tennis <br />court which typically have high fences and require <br />illumination and the intrusion into the side setback. <br />Taylor stated they he did not feel everything proposed <br />could be approved. The number of variances requested <br />was extreme. Variances for lot area and lot width are <br />appropriate. <br />Hanson felt there are different ways to deal with the <br />lot width problems. <br />Johnson stated he felt the proposal was well laid out. <br />Cohen stated he was uncomfortable with the accessory <br />structures.
