MIMOTBS or THE PIAHNIMG COMMISSION TING HELD JANUARY 20, 1987 <br />11096 VOGT/HILBBLIHK CONTINUED <br />Mr. Vogt suggested that an agreement be made to review <br />the drainage on Lots 3 & 4 after Lots 1 & 2 are <br />develop ad. <br />1 <br />There were no other comments from the public and the <br />public hearing was closed. <br />Bellows asked how this private road relates to future <br />development to the north. <br />Zoning Administrator Mabusth stated that problems with <br />soils and high water tables financially prohibit the <br />subdivision of northern property into 2 acre lots at <br />current rural standards. <br />Bellows stated that she felt the road easement <br />continuing to the north should be taken at this point. <br />Taylor stated he felt comfortable with the staff <br />recommendation as presented subject to following the <br />recommendation by the City Engineer regarding the <br />extension of the drainage ditch. <br />Hanson agreed with following the City Engineer's <br />recommendation. <br />Mr. Hilbelink raised the issue of the road being 24* <br />wide. The applicants felt this width was unnecessary <br />for the purpose of serving 6 homes. They would like to <br />reduce the width to 16*. <br />Zoning Administrator Mabusth stated that 24' is the City <br />standard set specifically for "private" roads at a 6 lot <br />level. She recommended that the applicants put forth <br />their desire for a 16' r'^ad in writing to be submitted <br />to the Council. <br />It was moved by Taylor, seconded by Hanson, to recommend <br />approval of the preliminary plat, Peterman 2nd Addition, <br />per staff recommendation subject to the westerly <br />drainage »Jitch being installed as recommended by the <br />C:* ty Engineer. In addition, Planning Commission <br />i*^commends that the private road be 24' wide. Motion, <br />Ayes 3, Nays 1. Bellows voted nay stating that she <br />believes the private road should be designated with an <br />extension to north lot line at this time. <br />'1
