Lot area and lot width variances <br />are required to build on this lot. In addition, <br />according to the proposed plan, an average lakeshore <br />setback variance and hardcover variance would be needed. <br />mm ♦Edward Henrich explained his plan to eventually build a <br />house on this property since he bought it noting that a <br />house existed on the lot until 1975. He stated that the <br />adjacent neighbor approves of the proposal. He noted <br />that the proposed house would not encroach the 0>75' <br />lakeshore setback area, has an existing sewer <br />connection, and they have no plans for a deck or patio <br />or garage due to the topography of the lot. He stated <br />it was their desire to build a retirement home on thii. <br />lot. <br />Kelley felt is was inevitable that a future garage would <br />be requested.
