Proposed Development of 2380 Shadywood Road., Orono, MN <br />Ws propose building a Light R^atf/OfRoe Building on the subject site. The <br />primary tenant would be a ftiH service bank, with drive-up auto tellers. <br />This win be a two story buil^Jing with four auto tellers. <br />The other part of the building win be two story construction with permitted <br />retail allowed under B-5 zoning. <br />A walk/bike path wiU be constructed around the north perimeler of the <br />property. <br />A storm-water hok£ng pond is being constructed as a part of the <br />O’SuHivan's C-Store/Restaurant Development Plan and is designed to <br />irvxrrporate the run-off from this development. Excess run-off volume <br />from development of thb site wiU be computed and an addKionai <br />contribution will be made to a regional pond as datermined by the water <br />shed. <br />We are requesting that the City of Orono ^uates the north thirty three <br />(33) feet of Navarre Lane. V /e will grant utility easements as required. <br />We are also requesting a total four (4) variances; <br />a Height of structure for roof pitch in excess of 30'. <br />■ Structural cover is 17.3% bioed on vacating balance of Navarre. Lv <br />a Front yard setback for parking within the 20' front yard, <br />a Hardcover in excess of 35% within the 1000' of shoreline. <br />A copy of the development proposal for O’Sullivan’s C-Store/Restaurant is <br />attached.
