Mabusth, Building & Zoning Administrator <br />DATE:October 8, 19% <br />SUBJECT: #2175 Frank and Susan Koubsky, 4784 North Shore Drive - Variance <br />Public Hearing <br />Zoning District: LR-IB <br />Lot area = 16,190 s.f. or .37 acres <br />Application: Applicants seek approval of a street setback variance from the rear street lot line to <br />allow construction of a 24’ deep by 30' wide garage addition at the northwest comer of the existing <br />residence. The following ordinances are pertinent for this review: <br />1.Section 10.24, Subd. 5(B) - Street setback variance. <br />Required = 35' <br />Proposed = 20' (24' to 27' from travelled drive) <br />Variance = 15’ or 43% <br />2.Section 10.22, Subd. 2 - Review of hardcover. <br />A. 75-250' setback area = 4,550 s.f. <br />Allowed = 1,137.5 s.f. or 25% <br />Existing = 670 s.f. or 14.7% <br />Proposed = *0 <br />♦Proposed hardcover. Exhibit E, has not been recorded. Applicants should <br />clarify. <br />B.250-500' setback area = 11,640 s.f. <br />Allowed = 3,492 s.f. or 30% <br />Existing = 2,471 s.f or 21.2% <br />Proposed = *3,079 s.f. or 26.4% <br />♦This assumes the 490 s.f of driveway is to be removed although applicants <br />have 413 s.f. of available hardcover improvement area within the 250-500' <br />setback area. Applicants failed to complete proposed hardcover within 250- <br />500' setback area and must specify area of existing drive to remain. <br />3.Section 10.03, Subd. 14(C) - Review of structural coverage. <br />Total lot area = 16,190 s.f. <br />Allowed = 2,428.5 s.f or 15% <br />Proposed = ♦ 1,990 s.f or 12.2% <br />♦Does not include 421 s.f of deck area as deck does not have railing and is <br />at grade level. <br />No variance required.
