He explained that the elevations make <br />it difficult to locate the house. He said that he "flip-flopped" <br />the house plan so that the higher portion of the house would have <br />the least impact on the neighbors. He said that he would prefer <br />to build the house where the original house was located, but <br />placing the house any further back would affect the way the <br />garage is built. <br />Kelley asked what the difference in height is between the <br />proposed building and the original building? <br />Mr. Williams said tltat the new building will be one story <br />higher. <br />Planning Commissioner Hanson noted that Lecy Construction <br />was known for high-pitched roof construction. <br />Mr. Williams agreed that there would be approximately <br />another 12* for the pitch of the roof. He said that the Hoffmans <br />will be able to see over his house, because it will be under the <br />30' code requirement. <br />Hanson observed that in the summer the leaves on the trees <br />will be so thick that you could not see Mr. Williams' house from <br />the Hoffman house. <br />Mr. Hoffman said that they could see the Stielow house <br />through the trees. <br />Planning Commissioner Bellows asked what the first floor <br />elevation will be? <br />Gaffron estimated a main floor elevation around 962'. <br />Mr. Williams said that the proposed house will not be high <br />enough to clear the top of the trees. <br />Mr. Hoffman presented pictures showing the location of the <br />his house and the location of the houses below and the average <br />lakeshore setback. Mr. Hoffman said he was concerned not only <br />with the height but with the aspect of setting a precedent for <br />the property to the north to obtain an average lakeshore setback <br />variance. <br />Mr. Williams said that the lot for the property to the north <br />is such that it will take excessive hardcover in the form of a <br />driveway to access the property. <br />Kelley said that height is his major concern. <br />Mr. Williams said that his proposal will not block the
