Applicant proposes the removal of portions of the existing driveway, <br />to result in a ne: 75-250’ hardcover decrease of 35 s.f <br />Hardcover Historv <br />In 1984 this property contained a small residence, and was owned in common with the (then vacant) <br />lot to the north which contained a detached garage serv ing this hw The owner at that time, Mrs. <br />Johnstone, was successful in gaining City approval to allow the two lots to be sold as two separa e <br />building sites. Resolution #1718-B required that maximum hardcover allowed on the 1810 <br />Shadywood property shall be 2,775 s.f, i.e. 25% of the 75-250' zone. A permit was issued in 1985 <br />for additions to the residence subject to the use of "grass pavers" for the driveway, with a stated <br />hardcover proposal of 19%, meeting the 25% limit. <br />In 1991 it was found that the then owner, Steven Tibb -ts, had paved the driveway with asphalt, and <br />further had constructed decks on the property without tf.e appropriate approvals. Tibbcts ultimately <br />was granted variance approval via Resolution #2955, which allowed hardcover on the property to <br />increase to a *- el of i pproximately 5,080 s.f For some reason, the area of the 75-250' zone was at <br />that time determined to be 13,500 s.f rather than the 11,100 s.f used in 1984, hence the hardcover <br />level was approved at 5,080 s.f/13,500 s.f or 37.6%.
