Grading ivould also be required within the bluff im.pacl <br />zone for the drivewav Gaffron said the bluff impact is minor, however, when compared <br />to other issues involved <br />A main concern is with the septic system for the property The current septic system is <br />non-conlbrming aiul requires replacement, for which a site exists There is. however, no <br />available alternate site on the property for the proposed 3-bedroom house The <br />neighborhood is proposed for sewering but this is an unresolved issue Gaffron <br />questioned whether the house should be expanded to 3 bedrooms without an alternate site <br />or withhold final approval until the sewer issue is determined <br />Applicant, Paul Hedlund, said the property was very unusual. It is their intent to keep the <br />home intact and build onto it as opposed to tearing it down and starting over with new <br />construction <br />Peterson commented on the large number of variances for the application He noted that, <br />although the property deserx es to have a home on it, the applicant needs to work with <br />Staff to make it a viable proposal Hedlund said he sees the plan as the best for the <br />property and reiterated the purchase was contingent on City approval. <br />Stoddard acknowledged the good design and elev ations, but asked the applicant if he <br />would consider moving the garage to the west Sue HeJIuiul said the west side of the lot <br />was steep and questioned the encroachment of the bluff area Paul Hedlund also noted <br />that the well w as located on the w est side of the property <br />During public comments, Charles Truman, who lives across the street from this property, <br />voiced his approval of the proposal He said it would cause no hardship to the <br />neighborhood
