Mabusth, Building & Zoning Administrator <br />June 12, 1996 <br />SUBJECT: #2144 Arthur and Terry Jewett, 3546 Ivy Place - Variances - Public Hearing <br />Zoning Dbirict: LR-IC <br />Approximate lot area = 23,200 s.f. <br />Application: The applicants seek approval of variances that would permit expansion and <br />realigruiicnt of a section of roof located in front of the average lakeshore setback line, within the <br />lakeshore protected area and where structure exists at 200 s.f. of hardcover w ithin the 0-75' setback. <br />Other phases of the improvement involve 7x10* entry addition to the street side of the residence <br />along with a 6'x24' expansion addition of the garage also at the street side. To support the variances <br />for the improvement in the lakeshore protected area and to insure hardcover in the 75-250' setback <br />area does not exceed 25%, applicants propose major reduclions in hardcover within the 75-250' <br />setback area. The following ordinances are pertinent for this review: <br />1 Section 10.22, Subd. 1(A) - Structure improvements proposed for structure located within <br />0-75' setback area. <br />Required = 75' <br />Existing structure = 63' <br />No further expansion into lakeshore yard is proposed. <br />Section 10.22, Subd. 1(B) - Average lakeshore setback variance required for proposed <br />expansion of building envelope that encroaches average lakeshore setback line. The existing <br />structure extends 22.6' in front of the average lakeshore setback line. <br />3.Section 10.22, Subd. 2 - Review of hardcover. <br />A. 0-75' setback area = 7,500 s.f. <br />Allowed = 0 <br />Existing = 514 s.f.* <br />Proposed = 514 s.f. <br />Variance = 514 s.f. or 6.8% <br />*House = 200 s.f. <br />Deck = 314 s.f.
