Mabusth, Building & Zoning Administrator <br />DATE:July 9, 1996 <br />SUBJECT: #2149 Theresa Worsted, 2811 Casco Point Road - Variance - Public Hearing <br />Zoning ' district: LR-IC <br />Lot area = 13,747.5 s.f. <br />Application: Applicant proposes construction of a screen porch at the lake side of the residence and <br />a second level deck over major portions of the screen porch. The structure will be located 1T in <br />front of the average lakeshore setback line where no such encroachment is allowed by code. No <br />other variances are required. The following ordinances are pertinent for this review; <br />1.Section 10.03, Subd. 14(C) - Review of structural coverage. <br />Total lot area = 13,747.5 s.f. <br />Allowed = 2,062.2 s.f or 15% <br />Existing = 1,488.9 ' f. or 10.8% <br />Proposed = 1,852.5 s.f or 13.4%. <br />2.Section 10.22, Subd. 1(B) - Average lakeshore setback varance, <br />Allowed = 0 <br />Proposed = 11’ <br />3.Section 10.22, Subd. 2 - Review of hardcover. <br />A. 0-75' setback area = 5,437.5 s.f <br />Allowed = 0 <br />Existing = 380 s.f or 6.9% <br />No changes are proposed within the 0-75' setback area. <br />B.75-250' setback area = 8,310 s.f <br />Allowed = 2,077.5 s.f or 25% <br />Existing = 1,448.9 s.f or 17.4% <br />Proposed = 1,784.6 s.f or 21.4% (363.6 s.f of screen porch minus <br />27.9 s.f of stooped area) <br />No variance required.
