Zoning File #2100 <br />January 8, 1996 <br />Page 3 <br />Issues for Consideration <br />1.Applicants should respond to staffs question concerning installation of a boulder wall <br />along the lot line rather than filling to create positive drainage away fiom residence and <br />toward a swale that could be constructed along adjacent lot line. <br />2.How shall grading plan be amended to ensure that drainage along south lot line is <br />directed along south lot line of property away from residence to south? <br />3.How shall applicants address engineer's concern regarding boulder walls vs. modular <br />walls where walls will exceed 4' height? Will there be a combination? <br />Options of Action <br />To approve as proposed or amended. <br />Any recommendation of approval must consider the following conditions. <br />1.Applicants to obtain a demolition permit for the removal of the existing <br />residence and detached garage. <br />Upon application for a building permit, applicants shall provide an updated <br />surv'ev locating pro|X)sed residence and other site improvements. <br />3.Applicants to , /ide a detailed grading plan with building permit application <br />for City Engir.^if's review addressing the following; <br />A..
