GafiEron, Assistant Planning & Zoning Administrator <br />January 11, 1996 <br />Proposed Zoning Code Amendment - Section 10.20, Subd. 3 - Conditional Uses <br />in Residential Zones <br />Summary <br />Planning Commission is requested to consider the compatibility and suitability of specific <br />conditional uses as to their potential impact upon adjacent single family residential zoning <br />districts Planning Commission is also asked to determine if there is a need to provide <br />additional performance standards or to eliminate specific uses in order to protect and ensure <br />the integrity of all residential districts of the City. <br />Some of the conditional uses to be reviewed include tennis clubs, public swimming pools, <br />greenhouses, ski slides, archery ranges, scout camps, YMCA and YWCA camps, etc. <br />Additionally, it is proposed that Section 10.20, Subd. 3 (A) which defines the conditional use <br />minimum standards for schools, be amended to list the accessory uses associated with a school <br />use such as enclosed and open ice arenas, game fields, playgrounds, tennis courts, etc. <br />Planning Commission should consider whether there is a need to develop reasonable setback <br />standards, screening requirements, location and proximity to principle use, etc. for the school <br />conditional use. <br />List of Exhibits <br />A - Municipal Zoning Code Section 10.20, Subd. 3 <br />Other Residential Zoning Districts Refer to R-IA Standards <br />In the Zoning Code, all of the residential zoning districts use the R-IA conditional use <br />standards in Section 10.20, Subd. 3. While most of those listed conditional uses in Section <br />10.20, Subd. 3 apply to al' districts, some districts add or delete specific uses. <br />The conditional use sections specifically proposed to be reviewed at this time include the <br />listings for "C. Clubs, Camps, etc."; "E. Greenhouses"; and "F. Recreation Areas". <br />If*
