Engeihardf <br />Re: Norbert Johnson Sketch Plan <br />File No. 139-2108 <br />Dear Jeanne, <br />We have reviewed the sketch plan prepared for Norbert Johnson on the proposed five lot subdivision <br />of Lot 2, Block 1. Heathercroft, located west of Wildhurst Trail in the west half of Section 7. There <br />arc several issues that need to be addressed relative to engineering matters and included with the <br />plan. <br />1. Utilities: Sanitary sewer will need to be extended north along Wildhurst Trail approximately <br />310 feet to the centerline of the proposed street and then northwesterly to the end of the cul- <br />de-sac. Plans and specifications should be prepared for the sanitary sewer, sewer service to Lot <br />3, and street reconstruction for Wildhurst Trail, with as-built plans provided to the City upxin <br />completion. As this sanitary sewer and street will be owned and maintained by the City, we <br />recommend that the design, bidding and construction be done by the City with assessments <br />levied to the development. <br />2. Street: The proposed street location appears acceptable. The grades leading up to the cul-de- <br />sac will be steep and may require a considerable amount of excavation. The driveway locations <br />will need to be looked at closely as they too will have steep grades. Plans should be prepared <br />for the street and storm sewer construction. <br />3. Grading: The topography shown on the survey is not adequate or correct. A grading, drainage <br />and erosion control plan should be prepared that shows both the existing and proposed <br />contours, building pad locations and elevations, and erosion control measures to be used during <br />construction. <br />4. Drainage: There arc two major drainageways running through the property. One is located <br />at the northern end of the site which drains northeasterly through Lots 4 and 3. The other is <br />located at the southern end of the site which drains easterly through Lot 5. Both drainageways <br />have a very high potential for erosion. The drainage plan for this subdivision should include <br />stormwater ponding to reduce the runoff flows and velocities leaving the site. Drainage and <br />ponding calculations should be provided for our review. Some type of skimmer structure may <br />need to be included at the pond outlct(s). A detail of the outlet structure and pond elevations <br />should be shown on the plan. The plans should be submitted lO the Minnehaha Creek <br />Watershed District for their review and approval.
