Mabusth, Building & Zoning Administrator <br />May 14, 1996 <br />Subject:#2136 Greenfield Corporation, 180 North Shore Drive West - Preliminary <br />Subdivision - Public Hearing <br />Zoning District: RR-IB <br />Total Area = 17.2 acres <br />Application: Greenfield Corporation presented the six lot sketch plan for Planning <br />Commission's consideration at their March 18, 1996 meeting. Planning <br />Commission conceptually approved the general layout of the lots recognizing the <br />site constraints on development such as location of wetlands, topography, <br />developer's responsibility to provide access to property at east boundary and the <br />desire to protect obvious building sites with views to the south and southeast. <br />The Planning Commission did advise developer that lot width variances would <br />be acceptable for lots adjacent to cul-de-sac. The developer was then advised <br />to meet with staff to discuss feasibility of placement of road along east lot line <br />to serve Outlot C of Bayvievv Farms 2nd Addition. The following ordinances <br />are pertinent for this review: <br />1.Section 10.28, Subd. 5 (B) - RR-IB, Single Family Rural Residential <br />zoning district. Review of lot standards: <br />A. Area <br />Required = 2 acres <br />Lot 1 = 2.35 acres dry <br />Lot 2 = 2.00 acres dry <br />Lot 3 = 2.15 acres dry <br />Lot 4 = 2.18 acres dry <br />Lot 5 = 2.57 acres dry <br />Lot 6 = 2.93 acres dry <br />B.Lot Width (measured to the rear of the 50' front/street setback) <br />Required = 200' <br />Lot 1 = 60' <br />Lot 2 = 240' <br />Lot 3 = 90' <br />Lot 4 = 150' <br />Lot 5 = 200' <br />Lot 6 = 340’ <br />Lots 1, 3 and 4 will require lot width variances. All three lots <br />are served from cul-de-sac. <br />I <br />. . .
