(1.01 acres) <br />Comprehensive Plan Land Use Map Designation: <br />Urban Service Area, Urban Residential, 1 acre <br />Application:The applicant is requesting an amendment to the Zoning Code regarding <br />lots eligible for the duplex credit. Currently, lots that are located within 200' <br />of a commercial or industrial district may apply for a conditional use permit <br />for a duplex credit. The subject lot is farther than 200' from a commercial <br />or industrial district. Subsequent to a zoning amendment to increase the <br />distance requirement, the applicant is requesting a conditional use permit for <br />duplex credit. <br />Pertinent <br />Ordinances: <br />Section 10.24, LR-IB, One Family Lakeshore Residential District <br />Section 10.20, Subd. 3, (1), Duplex Credit <br />"One duplex may be located on a single lot as a conditional use upon application therefore provided <br />that public sanitary sewer service is available, and the lot is adjacent to a commercial or industrial <br />district, and the duplex is constructed within 200' of the commercial or industrial district. A duplex <br />is defined as a two-family unit residential building."
