Zoning File #2286 <br />September 11,1997 <br />Page 4 <br />2.\pplicant to grant Conservation and Flowage Easements over the large wetland at the south <br />end of the property, as well as over the smaller wetland in Parcel B north of the road. <br />Applicant shall provide legal descriptions for such easements. <br />3.The bam and other out buildings on Parcel A shall be removed with 6 months of subdivision <br />approval, based on the dilapidated nature of those stmctures. <br />4.Subject to Hennepin County Public Works review, applicant to grant the County an easement <br />for the 66’ of right-of-way for Bayside Road within the boundaries of the property. <br />5. <br />6. <br />Because this is a Class I subdivision, the subdivision is not subject to park dedication. <br />Prior to final Council action on the subdivision, applicant shall provide evidence that <br />Heimepin County Public Works has approved suitable locations for an access driveway on <br />Parcel A on both sides of Bayside Road, as well as for the portion of Parcel B on the north <br />side of Bayside Road. <br />7.Applicant must have his surveyor define the 929.4 contour on the property prior to final <br />Council action on this subdivision, to confirm the lakeshore lot status of both Parcels A and <br />B. <br />8.Applicant is advised that the portions of Parcels A and B north of Bayside Road are not <br />separately buildable, and any future proposal to construct accessory structures on those <br />portions will be subject to further City review and approval. <br />Options for Action <br />1.
