However, <br />variances are still required for both setbacks. Staff recalculated the hardcover worksheet and used <br />the applicant ’s numbers for ^hc sidewalk and driveways. The plans submitted however, did not show <br />the location of the sidewalk and driveway and the survey should be revised to show the location and <br />dimensions. Additionally, the applicant supplied a calculation for plastic under landscaping but staff <br />is not certain if the applicant was measuring under the e.xisting deck or elsewhere on the property. <br />The hardcover calculations need to be confirmed. <br />STATEMENT OF HARDSHIP <br />The applicant has submitted a statement of hardship on the front of the application. This lot does <br />not meet lot area, lot width, side yard, lakeshore setback, or average lakeshore setback. <br />Criteria for Determining Undue Hardship I ' <br />1. The property in question cannot be put to a reasonable use if used under conditions <br />allowed by the official controls. <br />The property can continue to be used as a residence. <br />2. The plight of the landov/ner is due to circumstances unique to his property not created <br />by the landowner. <br />The landowner wants to make the deck smaller to allow sunlight into the lower level.
