Gaffron, Assistant Planning & Zoning Administrator B <br />July 16, 1997 <br />Subject:#2272 Wyatt & Nancy Moe, 1220 Loma Linda/1230 Spruce Place - Lot Line <br />Rearrangement and Hardcover Variance <br />Zoning Dbtrict: LR-IB, Single Family Lakeshore Residential, 1 Acre, Sewered <br />Summary of Application <br />Applicants own two tax parcels on the west side of North Arm Bay, both abutting Spruce <br />Place. The northerly of the two parcels is approximately 0.90 acre in area, is L-shaped, and <br />includes an existing small house. The southerly parcel is approximately 0.23 acre in area, <br />rectangular, and contains a small cabin. <br />A. Lot Line Rearrangement <br />Applicants propose to rearrange the lot lines to more equally balance the areas of the two <br />parcels. Their ultimate goal is to construct a new residence on ihe southerly parcel, and be <br />able to sell off the northerly parcel with access directly to Loma Linda Avenue rather than <br />across the southerly parcel as is the current situation. <br />B. Conceptual Road Vacation <br />Additionally, although not requested or published as part of the current application, applicants <br />suggest a park/road right-of-way vacation in exchange for a rededication or quit claim deed of <br />portions of their property in which the travelled roadway of Spruce Place currently exists. (See <br />Exhibits E & F.) <br />C. Hardco ver Variance <br />In order to accommodate the proposed new residence, applicants have also requested a <br />hardcover variance for the rearranged southerly parcel. The existing 24' x 24' cabin would be <br />replaced with a new house and attached two car garage comprising a footprint area of 2,238 <br />sq. ft. Proposed 75-250' hardcover for the new house/drive way/walks is proposed at 35.7% <br />where only 25% would normally be allowed. Also per the resulting proposed lot lines, 75-250' <br />hardcover in the northerly lot would be approximately 19.4%. <br />D. Lot Area/Width Variance Also Required <br />Under the ultimate proposal (Sketch 4 of Exhibit F), lot area for the northerly lot would be <br />approximately 0.69 acres, and area of the southerly lot would be approximately 0.55 acres. <br />Applicants would be willing to adjust the boundary line between the two lots to balance these <br />even further. At any rate, the southerly lot also would require a lot area and width variance, <br />which also was neitlier requested nor published.
