Zoning Files #2272/2277 <br />August 13, 1997 <br />Page 5 <br />Staff Recommendation <br />1.Staff recommends approval of the vacation of the unused park and road right-of-way per the <br />revised plan, in conjunction with a concurrent dedication of right-of-way over the portion of <br />Lot 5 and vacated Spruce Place in which the traveled roadway is located. <br />Staff recommends approval of the lot line rearrangement per the revised proposal, subject <br />to the granting/retaining of any necessary sewer, drainage, utility or access easements over <br />the remaining private land or over the public land to be vacated. <br />The northerly lot should be provided with a new access to Loma Linda prior to it being sold <br />by the applicants. This can become a condition of approval if Planning Commission so <br />desires, but may require the filing of a covenant or other document to be enforceable at some <br />future date. <br />Options for Action <br />1. Approve per the staff recommendation, and with any additional conditions Planning <br />Commission finds appropriate. <br />2. Table for further information. <br />3.
