The variance for height is necessary to construct an accessory struaure that exceeds the <br />height of the principal structure. <br />11. The granting of the proposed variance will not in any way impair health, safety, comfort, <br />morals, or in any other respect be contrary to the intent of the Zoning Code. <br />The variance will not impair health, safety, comfort or morals. <br />12.The granting of such variance will not merely serve as a convenience to the applicant, but <br />is necessary to alleviate demonstrable hardship or difficulty. <br />The granting of the variance will allow the applicant to build an accessory structure on the <br />lot that is greater in height than the principal structure. The proposed use of the accessory <br />structure is a separate issue. <br />Issues <br />1.The zoning lot does not meet the lot area or lot width requirements for the LR-IB zoning <br />district. The principal residence is 1 I'd" in height. The proposed accessory structure is <br />larger in area than the principal structure. <br />2. <br />3. <br />Topography is not an issue with the placement of the accessory structure. <br />The proposed accessory structure meets side and rear yard requirements.
