Please refer to Exhibit B, applicant notes existence of the easement drive being <br />excluded from area in determining hardcover within 75-250’ setback area <br />2. Applicant notes no net increase in hardcover as a result of matching removals <br />3. No other variances are sought by applicant <br />4. <br />5. <br />Structural coverage will be held at 9%. <br />The City has received no negative comments from the property owners notified of this <br />review. <br />Resolution No. 2935 was not filed on the Chain of Title. The current owner Tiad no <br />knowledge of requirement to remove underliner beneath landscape areas nor of the <br />hardcover limitations <br />Planning Commission Recommendation <br />The Planning Commission recommended unanimous approval of the hardcover variance within <br />the 75-250' setback area that would permit a 12' x 24’ two level garage stall addition at the <br />northwest corner of residence located at 2780 Shady-wood Road based on hardship statement <br />offered by applicants. They conditioned approval on applicant removing ail plastic and <br />geotechnic underliners beneath landscape areas within 0-75' and 75-250' setback areas <br />Applicants have submitted amended hardcover facts, Exhibits I and J, and a revised site plan. <br />Exhibit F. Hardcover in the 0-75' has been reduced to 66 s f or 0.7% from 953 s.f or 9.98%. <br />Hardcover in the 75-250' setback area has been reduced from 4,995 s.f. or 31.4% to 4,603 s.f. <br />or 29%. <br />COUNCIL ACTION REQUESTED: <br />To either adopt or amend the enclosed approval resolution based on the findings and conditions <br />of the Planning Commission recommendation. <br />I
