C. Condemnation award. In the event of the termination of this Agreement by <br />reason of the total or partial taking of the premises by eminent domain, then in any such <br />condemnation proceedings. Lessor and Lessee shall be free to make claim against the <br />condemning or taking authority for the amount of any damage done to them, respectively, <br />as a result of the condemnation or taking. <br />23. HAZARDOUS MATKRIAl.S <br />To the best of Lessor's knowledge, no toxic or hazardous substances have been <br />generated, treated, stored, released or disposed of, or otherwise deposited in or located <br />upon the premises described in Section 1 of this Agreement. <br />24.
