The structure <br />will be placed over existing hardcover and will replace an unsafe deck that has been removed. <br />Applicants also advised that the proposed deck is smaller in size than the previous deck. <br />The deck will meet all required setbacks and stmctural coverage is proposed at 13.07%. <br />Hardcover at 55% (30% excess) will not be increased or reduced. Planning Commission noted <br />need to retain nonstrucmral walkways and aggregate cover as these improvements helped to <br />reduce potential for erosion of steeply sloped west side yard.
