The existing deck is located <br />58.5' from the shoreline. The proposed single story bay addition will be located 65' from the <br />shoreline. <br />The 27 s.f. kitchen expansion addition will replace an upper level deck. The upper level deck is <br />included w ithin structural coverage im entory and will not result in a reduction of structural coverage <br />nor will there be a change in hardcover as hardcover improvements exist beneath the proposed deck <br />or addition. <br />The proposed additions will have no visual impact upon the lake view s of the adjacent residents. <br />Statement of Hardship <br />Please refer to Exhibits B. K and L, the hardships are best summarized on Page 2 of Resolution <br />#3282, Exhibit K. <br />Issues for Consideration <br />1. The improvements will result in a structural coverage decrease of 49 s.f. Should applicants <br />be asked to consider additional hardcover removals? Note 3,500 s.f of the hardcover within <br />the 75-250' setback area is shared drive that ser\es 3229A and C Casco Circle. <br />2.
