This <br />question arises because the surveys utilized by the previous landowners and the City of <br />Orono for the purpose of calculating hardcover did not draw attention to the length and <br />width of the driveway and parking area on the lot by specifying exact dimensions. There <br />is no change in the length of the driveway from Shadywood Road to the house. See <br />attached the 3/12/91 Sathre-Bergquist site survey with driveway dimensions added. Also <br />see the 3/96 Otten Bros, plan attached. Therefore, the only dimension which is under the <br />microscope at the present time is the width of the driveway and the turnaround area. <br />The Orono standard for parking spaces is 9' x 20' for a full-size car parking space. <br />You do not have an 8* x 18' compact car parking space category. Those parking space <br />requirements are for commercial parking lots which must not only assume the worst in <br />terms of size of cars, but also must leave room for maneuvering into and out of parking <br />spaces. Therefore, one should consider that those parking space dimensions are generous. <br />The maximum width for a care is 7' or 84". Most cars are less than 16’ or 192" long. <br />In the case of the Albrechts' driveway and turnaround area, the City Council has <br />previously found that the driveway and turnaround area is exceptionally large. In fact, it is <br />the hardcover of the driveway and turnaround area, rather than the house, which causes <br />the hardcover on the lot to exceed the ordinance standard.
