Staff discovered the deck being constructed in the fall <br />of 1993. The deck has yet to be completed as stall issued a Stop Work Order <br />until the appropriate variances were approved. The following ordinances are <br />pertinent for this review: <br />1.Section 10.03, Subd. 14 (C) - Structural coverage variance. (Note: All <br />deck areas located 6' above grade with a railing are included in structural <br />coverage inventory.) <br />Total lot area = 10,449.4 s.f. <br />Allowed = 1,567.4 s.f or 15% <br />Existing = 2,123 s.f or 20.3% <br />Proposed = 2,188.5 s.f or 20.9% <br />Structural coverage increase = 65.5 s.f or 0.6% <br />2.Section 10.22, Subd. 1 (B) - Average lakeshore setback variance. <br />Allowed = 0 s.f <br />Existing lower level deck is located 31.6’ beyond the average lakeshore <br />setback line. <br />Proposed upper level deck encroaches average lakeshore setback line by <br />21*. <br />3.Section 10.22, Subd. 2 - Hardcover variance within the 75-250' setback <br />area. <br />Total area = 6,924 s.f <br />Allowed = 1,731 s.f. or 25% <br />Existing = 2,882.8 s.f or 41.6% <br />Proposed = 2.894.3 s.f or 41.8% <br />Hardcover increase =11.5 s.f or 0.16%
