Structure does not exceed the <br />maximum allowed area for an individual oversized accessory structure on the 3.9 acre lot. Structure <br />will meet all required principal structure setbacks for the RR-IB zoning district. Review Exhibit G, <br />the accessory structure will be at a maximum height of 14 1/2' and will not exceed the height of the <br />principal structure nor exceed the maximum allowed height of 30’. The City has received no <br />negative comments trom the neighbors notified of applicant s variance application (review Exhibit <br />D). <br />Statement of Hardship <br />Review Exhibit A, hardships are reviewed as follows: <br />1. Applicant notes structure will be placed in a area where elevations are flat as topography <br />begins to drop off to the east and south of the site. Review Exhibit F, note elevations drop <br />towards drainageway that drains from north side of County 6 south through the property. <br />The drainageway flows southward eventually to Classen Lake. <br />2. Minimize impact on property by utilizing drive that currently serves residence. <br />3. <br />4. <br />Location of landscape areas in west and north yards as house is oriented to west, north and <br />south views. <br />Location of septic system in south yard and need to preserve gentle slope areas for future <br />septic needs.
