Mabusth, Building & Zoning Administrator <br />DATE:July 10, 1996 <br />SUBJECT: #2153 Ben Young, 3105 6th Avenue North - Variance - Public Hearing <br />Zoning District: RR-IB (Review Exhibit B, portions of property located within Shoreland area of <br />Classen Lake, 500-1,000'). <br />Total lot area = 3.92 acres <br />Application: Applicant proposes construction of an oversized accessory structure to be located 15' <br />in front of the front line of the principal structure. The following ordinances are pertinent to this <br />review: <br />1.Section 10.03, Subd. 9(C-2) <br />A. Maximum allowed individual oversized accessor}' structure for 3.51 to 4 acres <br />property. <br />Allowed = 1,600 s.f. <br />Proposed = 1,260 s.f. <br />No variance required. <br />B.Total of all accessory structures allowed on property for 3.51 to 4 acres property. <br />Allowed = 3,200 s.f <br />Proposed = 1,740 s.f (1,260+480) <br />No variance required. <br />Section 10.03, Subd. 9(C-3) - Required setbacks for all oversized accessory structures. The <br />RR-IB zoning district requires a 50' front and rear and 30' side. Proposed structure meets <br />all principal structure setbacks. <br />Sect on 10.03, Subd. 9(D) - Setback variance required for accessory structure placed in front <br />of tront line of principal structure. <br />Allowed = 0 <br />Proposed = 15'. <br />4.Section 10.22, Subd. 2 <br />Area 500-1,000' = 170,360 s.f <br />Allowed = 59,626 s.f or 35% <br />Hardcover is not of issue nor is structural coverage as lot exceeds 1.99 acres.
