Holmes/Jackie Dahl, 1390 Park Drive - Variance <br />Public Hearing <br />Zoning District: LR-IB <br />Lot area = 17,700 s.f. <br />Application: Applicants plan to raise the existing stmeture and install a new residence that will <br />meet all required setbacks of the LR-IB zoning district. If applicants are to rebuild a new structure <br />on site, a lot area variance is required per code. The following ordinance is pertinent tor this review: <br />1.Section 10.24, Subd. 5(B) - Lot area variance. <br />Required = 43,560 s.f. <br />Existing = 17,700 s.f. or .4+ acres <br />Variance = 25,860 s.f or .59 acres. <br />List of Exhibits <br />A - Application <br />B - Plat <br />C - Property Owners List <br />Dl-3 - Neighbors Acknowledgment Forms <br />E - Survey <br />F - Hardcover Inventories 500-1,000' Setback Area <br />G - Elevations <br />Hl-3-Floor Plan <br />Description of Request <br />Applicants propose the razing of existing residence and construction of a new residence that will <br />meet all required setbacks of the LR-IB zoning district. With the removal of the existing residence, <br />the property is considered undeveloped and as required by code, lot standards must be reviewed. <br />The property meets the required lot width of 140' at 35' front/street setback line. The property does <br />not meet the required 1 acre area. Lot area variance must be granted before a building permit can <br />be issued for new construction. <br />The property is partially located within the Shoreland area. The first 100-150' of the property is <br />located within the 500-1,000' setback zone. Review Exhibit F, the property would be allowed 35% <br />hardcover improvements and is proposed at 20%. <br />u.
