Mabusth <br />Title Building & Zoning Administrator <br />Administrator Reviewed:Agenda Section: <br />Zoning <br />Item Description: #2136 Greenfield Corporation, 180 North Shore Drive West <br />Preliminary Subdivision - Resolution_____________________ <br />Status of Application <br />The application was tabled at the June 10, 1996 meeting of the Council pending Council’s <br />review of the subdivision plan involving a modification in the access plan whereby Council <br />agreed to allow Lots 1, 3 and 4 to be served by a 30' private driveway outlot. 'Ine following <br />ordinances and Comp Plan sections are pertinent for this review; <br />1. Transportation section, CMP 7-17 - Private driveway. <br />Maximum service: 1 residence typical; joint driveways allowed with maximum <br />3 residences per driveway in rural areas. More users require private road <br />standards. <br />Driveway width: Ml l2£ regulated wnere more than i »s.er k involvg.d or for <br />public safety purposes where there is excessive length between the residence and <br />the public road. <br />Since August of 1995, the Municipal Comp Plan supersedes zoning standards. <br />It is not necessary to grant variances when a driveway will serve up to three <br />units within a rural zoning district. <br />2.Section 10.28, Subd. 5 (B) - Lot width variances for Lots 3 and 4. <br />Required = 200' <br />Lot 3 = 142’ (original proposal 90') <br />Variance = 58' or 29% <br />Lot 4 = 150’ (original proposal 150') <br />Variance = 50 ’ or 25%
