This section of <br />the stmcture is located 63’ from the shoreline instead of the required 75' a.nd provides 200 s.f. <br />of the total 514 s.f that exists within the 0-75 ’ setback area. <br />The realignment of the roof will result in improved drainage as drainage will run to the sides <br />of the structure rather than hav ing drainage run directly to the lakeside. <br />Other parts of the c...mprchcnsive improvement of the property involve a 7' x 10' entry addition <br />to the street side of the residence and a 6 ’ x 24' expansion addition of the garage also at the <br />street side. To suppt>rt the variances for the improvement in the lakeshore protected area, <br />applicants have proposed reductions in hardco. within the 75-250' setback area existing at <br />4,000 s.f or 25.4% and proposed by applicant at 22.9%. Staff has recommended that a <br />minimum backout apron of 20' x 10’ be installed as opposed to the 4’ x 16' pad proposed by <br />applicants. We also recommend that applicant provide a small backout apron to the side to <br />allow for turnaround because of the length of the drive. This can easily be 'ichieved and still <br />maintain hardcover below the allowed 25% hardcover within 75-250 ’ setback area. <br />There was some confusion as to a statement made in applicant’s hardship statement. Attachment <br />II, Exhibit E-2, that stated "by diverting the rainwater to the street, we feel we can effectively <br />maintain a dr>- basement." Applicant attempted to clarify by noting that dining room addition <br />at the street side will fill in low area adjacent to basement windows and will alleviate water <br />damage problems to their basement. Runoff from the street side of the residence flows to the <br />west through grassed yards of neighbors and eventually drains to lagoon at cul-de-sac of Ivy <br />Place. Runoff could not drain direct to street because of the topography. Runoff has always <br />drained westward from the street yard.
