MINlfTES OF THE RECONVENED BOARD OF REVIEW <br />MEETING HELD ON MAV 13, 1996 <br />(Board of Review - Continued) <br />Kalweit asked if the valuation included the tuck-under garage She commented that the <br />woman who conducted the exterior assessment noted a "new" tuck-under aaraue but <br />Kalweit explained that the garage was built 27 years ago Erickson informed Kalweit <br />that they have never been charged for the garage in their property taxes, and the garage <br />was "new" to their records He added that the value of the garage was only a small <br />portion of the valuation at about SI,200 to 51,400 Erickson reponed that if the garage <br />was recently built, it would be noted as an improvement to the propeny on their <br />statement <br />Jabbour commented on the limits of the substandard lot, the navigational problems, and <br />the less than pristine lakeshore, which brings the value of the property down from other <br />properties nearby <br />Callahan asked Kalweit what she believed the property was worth Kalweit said the <br />property's valuation should be the same as last year's value, though, she conceded that the <br />tuck-under garage not previously included should be taken into consideration. Kalweit <br />said it was not reasonable to increase the value of the property due to the condition of the <br />lakeshore and noted the probable difllculty in selling the property in its present condition. <br />Jabbour advised Kalweit that any known problems would have to be made known if the <br />property was being sold <br />jabbour moved, Goetten seconded, to recommend tne value of the prooerty remain at <br />$240,000, which is the current valuation, due to the storm sewer problem <br />Kelley noted that the proposed increase was $18,000. This followed a valuation of <br />$239,000 in 1995 and $240,000 in 199o Kelley said he believed there should be some <br />increase in value shown in the lakeshore property even with the problems listed <br />Jabbour said tlie storm sewer problem could possibly cause the loss of lakeshore with the <br />presence of the sediment I le noted the channel had been cleared by the DNR, but he <br />personally was unable to navigate it at last attempt <br />Kelley said the back up of sewage from loss of electricity could happen elsewhere in <br />Orono <br />Callahan agreed that it is likely that the property has appreciated somewhat and <br />recommended amending the valuation to $245,000 for 1997, which is a reduction from <br />the proposed valuation of $258,000 Kelley seconded the amended motion Vote: Ayes <br />4, Nays 0 <br />Kelley informed Kalweit that if the City makes corrections to the storm water pioblem, <br />she would see a drastic increase in the value of her property
