The property has been assessed <br />for a single sewer unit that included front footage cha-ges. The $225 plant unit charge has yet to be <br />paid. A sewer stub is available to the property at North Shore Drive. <br />The property at .39 acres is similar in size to the surrounding neighborhood at ” '.verage area of <br />0.4+ acres. Ihe property falls within the 250-500’ setback area and would oe allowed 30% <br />hardcover. Applicant proposes 25.5%. Review Exhibit J, the structure has been placed on the <br />property meeting all required setbacks except for required land altetations for walkout that will <br />encroach 13 ’ into the required setback area. <br />The structure has been placed at the 35 ’ front setback from Park Avenue or north lot line. The <br />elevations lend themselves to the creation of a walkout design. Review Exhibit J. Gustafson has <br />approved the grading plan noting the need to install silt fence at the southwesterly boundary of the <br />site until vegetation is established. As with the review of a recent conditional use permit where <br />drainage ^rom development is directed to County right-of-way, the City will ask that applicant <br />arrange for a meeting with both the County DOT and the City statT to determine if there arc <br />additional improvements needed to maintain surface runoff from new development w ithin County <br />right-of-way. Upon your inspection note there is a ditch that drains to the east to a catch basin that <br />drains under the County Road eventually to the lake. <br />Start'has been in contact with Ceil Strauss of the DNR. She advises she has no clear guidelines for <br />land alterations that encroach the 30 ’ setback. She has asked to review the grading plan and will get <br />back to us if she has anv additional comments for our review.
