11 . The granting of the proposed variance will not in any way impair health, safety, comfort, <br />morals, or in any other respect be contrary to the intent of the Zoning Code. <br />The variance will not impair health, safety, comfort, or morals. It will increase the comfort <br />of the property owner and guests. <br />12. The granting of such variance will not merely serve as a convenience to the applicant,, but <br />is necessary to alleviate demonstrable hardship or difficulty. <br />The granting of the variances follows the exterior wall of the existing residence and does not <br />further encroach into the required sideyard than the existing residence. There is no other <br />available alternative to the applicant to increase the master bedroom within the existing <br />footprint of the residence without significantly changing the architectural style of the <br />structure. <br />Issues <br />1 . This is a unique lot because of its shape and the location of the existing residence on the lot. <br />2.
