Zoning File #2182 <br />October 15,1996 <br />Page 3 <br />Statement of Hardship <br />Please refer to Exhibit A, applicant notes the following: Applicant claims existing landscaping, side <br />walks, stairs, trees and bushes makes the proposed location a natural location. He notes the steep <br />slope of the property and placement of the garage elsewhere on property would require extensive <br />excavation and leave the lot less attractive. <br />Issues for Consideration <br />1.Will you support applicant's request for a setback variance for a garage to be installed within <br />the approximate location of the existing garage. <br />2.Should applicant be asked to consider another location for the detached garage in <br />consideration of the location of the existing sewer line and the impact of the extensive <br />excavations needed to install new garage with two tiers of retaining wall within steep bank <br />area along Bayside? Review Exhibit G, can a detached garage be relocated adjacent to <br />existing gravel drive entering from east side of property? There is an extensive gravel <br />parking area adjacent to residence at the west end of this drive. <br />3. Other issues raised by Plarming Commission members. <br />Options of Action <br />To approve conditional use permit for the installation for a new detached garage on the through lot <br />that would meet all required street/front yard setbacks from three street lot lines; or <br />To table application providing applicant additional time to provide an amended plan showing <br />relocated sewer line and detail on two tiered retaining wall adjacent to garage placed within the <br />required street yard setback adjacent to Bayside Road.
