Scott Ball, 1065 West Femdale Road <br />Planning Commission Recommendation <br />At their January' meeting. Planning Commission voted 4-0 to recommend approval of the lot area, <br />lot width and average setback variances, subject to two conditions: <br />1. Revised plan is necessary to meet 25% hardcover limit (this has been done, see <br />Exhibit H). <br />Staff/City Engineer to review and approve grading and drainage plans prior to final <br />Council action (see grading plans and Engineer's approval letter, Exhibits D and <br />G). <br />It should be noted that the garage portion of the new construction will be lowered slightly from <br />the original proposal. This will result m a balancing of fill on the site and eliminate the need tor <br />a conditional use permit. Also note that approximately 500 yards of fill will be needed to fill the <br />excavation remaining when the old house is removed. The City Engineer recommends that this <br />occur prior to the March 15 road posting to minimize potential for damage to West Ferndale <br />Road. <br />Staff Recommendation <br />Staff recommends approval of the lot area, lot width and average lakeshore setback variances per <br />the fmdiiigs and conditions of the attached resolution. <br />COUNCIL ACTION REQUESTED: <br />PROPOSED MOTION: Moved by____, seconded by____, to adopt Resolution No. <br />granting lot area, lot width and average lakeshore setback variances to B.
