Briefly, <br />the applicants in November received Planning Commission approval for a bay window expansion <br />on the lakeside of the existing house, which is in the 0-75' zone. In December, applicants <br />withdrew that request and applied for the necessary variances to remove the existing house and <br />construct a totally new residence meeting the lake and side setback requirements. <br />Existing lot area is 0.88 acres in this sewered 2 acre zone. The lot is large enough to <br />accommodate the proposed house, decks, sidewalks and driveway within the 25% hardcover limit <br />in the 75-250' zone. <br />While the new house will be moved further from the lake than the existing house, the <br />confiiiuraiion of the neighboring properties still results in the need for an average lakeshore <br />setback variance. Neither of the adjacent properties will have existing lake views negatively <br />impacted by this plan. <br />________________
