PLANNING COMMISSION RECOMMENDED LANGUAGE ^^C <br />SEC. 10.20. R-IA ONE FAMILY RESIDENTIAL DISTRICT. <br />Subd. 1. Purpose. The "R-1 A” One Family Residential District is intended to provide <br />a district which will allow a combination of low- density residential development and limited <br />agricultural activity. Planned residential developments may be allowed by conditional use permit. <br />The district shall have immediate access to highways and public sanitary sewer. <br />Subd. 2. Permitted Uses. Within any "R-IA ” One Family Residential Distriwt, no <br />structures or land may be used except tor one or more ot the following uses. <br />A. One family detached dwellings. <br />B. Public owned parks and playgrounds. <br />C. Municipal buildings. <br />Subd. 3. Conditional Uses. Within any "R-1 A" One Family Residential District, no <br />structure or land shall be used for the following uses except by conditional use permit: <br />A. Schools. Public schools and parochial or private schools w hich teach a curriculum <br />similar to a public school provided no building shall be located within fifty feet of any lot line ot an <br />abutting lot in an "R" District and that a fence be erected fifteen feet or more from all street lot lines <br />where the abu.iing use is for open play, and nursery schools '.ding fifty square feet of playground <br />space fKi pupil. <br />1. Uses Accessory a- Associated With) a Hich School. The following uses <br />which arc accessory to (itssociated with'* .lieh School u.se require a separate conditional use permit: <br />a. Indoor Ice Arenas. All such facilities and structures shall he located <br />on property owned bv the school district. No such structures shall be located within <br />fifty feet of an abutting lot in an "R" District and a greater setback may be required <br />at the discretion of the Citv Council. All such laciiities shall be owned and operated <br />hv the school distr.ct. or bv a non-profit organization under a land lease arrangement <br />with the school district, such lease arranizement subject to review and approval by the <br />Citv Council.
