STAFF RECOMMENDED LANGUAGE • A <br />SEC. 10.20. R-IA ONE FAMILY RESIDENTIAL DISTRICT. <br />Subd 1 Purpose. The "R-1 A" One Family Residential District is intended to provide <br />a district which will allow a combination of low density residential development and limited <br />a<mcultural activity. Planned residential developments may be allowed by conditional use permit. <br />The district shall have immediate access to highways and public sanitary se\\er. <br />Subd. 2. Permitted Uses. Within any "R-IA" One Family Residential District, no <br />structures or land may be used except for one or more of the following uses: <br />A. One family detached dwellings. <br />B. Public owned parks and playgrounds. <br />C. Municipal buildings. <br />Subd. 3. Conditional Uses. Within any "R-IA" One Family Residential District, no <br />structure or land shall be used for the following uses except by conditional use permit; <br />A. Schools. Public schools and parochial or private schools which teach a curriculum <br />similar to a public school provided no building shall be located within fitty feet of any lot line of an <br />abutting lot in an "R” District and that a fence be erected fifteen feet or more from all street lot lines <br />w here the abutting use is for open play, and nursery schools providing fifty square feet ot playground <br />space per pupil. <br />1 Uses Accessory To A Hieh School. The following uses which arc <br />accessory to a High School use require a separate conditional use perrmt: <br />a. Indoor Ice Arenas. All such tacilities and structures shall be located <br />on the same tax parcel as the principal Hnih School use to which they are acces.sorv..
