Others recommended by Planning Commission. <br />CONDITIONAL USE PERMIT FOR GUEST/CARETAKER HOUSE <br />Total area of Lot 3 = 7.51 acres (1.94 acres of Type 1 wetland to be included in diy^ buildable <br />of property). <br />Required = 4 acres <br />25'x25' caretaker residence with 6'x 12’ lake side deck is located entirely w ithin 75' setback area. Any <br />plans to expand the existing building envelope or construct a new foundation will require variance <br />approval from the City, <br />Staff has completed an inspection of the caretaker residence and found the structure to be structurally <br />sound. As already noted above, the primary septic site has been sized to serve 8 bedrooms. The 2 <br />bedroom caretaker residence and 6 bedroom principal residence will be served by 1 septic system. <br />The property at 7.51 acres satisfies the 4 acre zoning standard and with over 1,000' of shoreline will <br />easily meet the lot width requirement. <br />Staff Recommendation <br />To approve the conditional use permit for an existing caretaker/guest house on proposed Lot 3, <br />Fullerton Estates Plat finding all standards of the guest house conditional use permit to be satisfied. <br />Approval is subject to the following conditions: <br />1. <br />2. <br />3. <br />4. <br />Applicant and future owners are placed on notice that any expansion of the existing <br />building envelope or construction of a new foundation will require variance approval. <br />A conforming septic system shall be installed to serve the caretaker residence and <br />principal stmeture no later than June 30, 1997. <br />• <br />Caretaker/guest house to serve the occupants of the principal residence to include <br />their domestic employees or their non-paying guests. The structure shall never be <br />used for rental or lease purposes. <br />All improvements to the caretaker residence are subject to the Shoreland Regulations <br />of the Municipal Code as set forth in Section 10.56. <br />5.
