Oberhauser office on 12/13/95 <br />(473-7863) <br />TYPE OF APPLICATION: Preliminaty^ Subdivision of Replat <br />DATEOFMEEIING: 12/11/95 DATE: 4 FOR 0 AGAINST <br />COUNCIL ACTION - MOTION: <br />Council voted to conceptually approve a replat of the three substandard parcels into two lots. <br />Conceptual approval included granting of lot area variances, lot width variances, street setback <br />variance for new construction on Lot 1. structural coverage variance for Lot 1 and hardcover <br />variances within the 75-250' setback area for both Lots 1 and 2. In order to meet the filing deadline <br />for schedulinu at the January ’ 8th Council meeting, applicant shall provide by Friday, December 29th <br />an amended development plan for Lots 1 and 2 that shall address the following guidelines and <br />variances conceptually approved by the Council: <br />1. Lot lines to be realigned so ihat a shared access is provided at Shoreline Drive. <br />Applicant and applicant's sur\eyor should consult with Hennepin County DOT <br />representative. Dave Zetterstrolim (930-2500), for the purpose of locating an <br />approved access at Shoreline Drive. <br />2. Garage addition for house proposed on Lot 1 may be located 5' from County Road <br />15 right-of-way. <br />.Applicant's sur\eyor to provide amended hardcover facts for revised development <br />plan. The City recognizes hardcover variance for Lot 1 will be more intense with the <br />loss of the additional area. Council conceptually approved a structural coverage <br />variance for Lot 1. also recognizing the loss of the additional area and the desire of <br />the City to pull the new structure out of the 0-75' setback area. Applicant is <br />cautioned to reduce the footprint area of the structure on Lot 1 in order to minimize <br />the intensity of the structural coverage variance. It is not the practice of the City to <br />approve structural coverage variances when dealing with new development ot a <br />property. <br />.Ml existing and proposed improvements are to be located out of the 0-75’ setback <br />area. Revised survey should show the removal of landscape timbers within proposed <br />Lot 2. Staff realizes the difficulty of locating the sewer line within this limited <br />period of time.
