LA23-000034 <br /> <br /> WHEREAS, the City of Orono (hereinafter the “City”) is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; and <br /> <br /> WHEREAS, the City Council of the City of Orono (hereinafter “City Council”) has <br />adopted subdivision and land development regulations for the orderly, economic and safe <br />development of land within the City; and <br /> <br /> WHEREAS, the Estate of Christopher Morgart (hereinafter the “Owner”) is the <br />owner of the property addressed 1015 Wildhurst Trail which is described as follows: <br /> <br />That Southwest Quarter of the Northeast Quarter of the Northwest Quarter of <br />Section 7, Township 117, Range 23, Hennepin County, Minnesota, EXCEPT that <br />part described as follows: <br /> <br />Beginning at the northeast corner of said Southwest Quarter of the Northeast <br />Quarter of the Northwest Quarter of said Section 7; thence North 88 degrees 17 <br />minutes 15 seconds West, along the north line of said Southwest Quarter of the <br />Northeast Quarter of the Northwest Quarter of Section 7, a distance of 80.00 feet; <br />thence South 01 degrees 05 minutes 05 seconds West, parallel with the east line of <br />said Southwest Quarter of the Northeast Quarter of the Northwest Quarter of <br />Section 7, a distance of 306.69 feet; thence South 88 degrees 17 minutes 15 <br />seconds East, parallel with said north line, a distance of 30.00 feet; thence South 01 <br />degrees 05 minutes 05 seconds West, parallel with said east line, a distance of <br />160.02 feet; thence South 30 degrees 00 minutes 00 seconds East a distance of <br />96.84 feet to said east line; thence North 01 degrees 05 minutes 05 seconds East, <br />along said east line, a distance of 549.10 feet to the point of beginning, Hennepin <br />County, Minnesota (hereinafter the “Property”); <br /> <br /> WHEREAS, Matthew Johnson and Susanne Johnson, a married couple <br />(hereinafter the “Developers”), have interest in the Property; and <br /> <br /> WHEREAS on March 21, 2023, the Developers applied for Preliminary Plat <br />approval to subdivide the Property into two buildable lots. <br /> <br />
