This application is regarding final plat approval for Wildhurst Forest, a 2-lot plat. <br /> <br />2. MN§15.99 Application Deadline. The final plat application was received on June 21, 2023 and <br />considered to be complete on August 1, 2023 Therefore the 120-Day subdivision review period expires on <br />November 29, 2023. <br /> <br />3. Background/ Summary. The undeveloped property is 9.29-acres in area (405,020 square feet) and <br />is located within the RR-1B one family rural residential zoning district which requires a minimum area of <br />two acres per lot. The heavily wooded site has sloping terrain and includes a small wetland. The building <br />pad creation and site grading will be done when the individual lots are developed. The property was part <br />of a recent administrative boundary line adjustment which moved the existing eastern property line <br />further east, approximately 80 feet (LA23-000018). <br /> <br />4. Project Description. The applicant is proposing to subdivide the property into two buildable lots in a <br />Front Lot/Back Lot configuration. There will be an outlot off of Wildhurst Trail serving as the shared <br />driveway access for both lots. The properties will be served with sanitary sewer and private wells. The <br />proposed subdivision is consistent with respect to the rural character of the surrounding neighborhood. <br /> <br />5. Preliminary Plat Approval. On June 12th, the City Council reviewed the preliminary application and <br />voted 3 to 0 in favor of approval. Matt Johnson, the applicant, recused himself for the application <br />discussion and vote. Resolution No. 7373 granting preliminary plat approval is attached as Exhibit F. <br /> <br />6. Public Comment. No comments from the public were received. <br /> <br />7. Staff Recommendation.
