Following preliminary plat approval, the <br />developer may apply for a land alteration permit from the City to commence construction at the <br />grades and elevations required by the approved plans. <br />Park Dedication Fees <br />The Park Commission reviewed the proposed plan on October 6,1997, and recommended <br />accepting an 8% fee. The park dedication fee would be 8% of 238,300 or $19,064. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the preliminary plat and the planned residential development of 30 <br />townhomes as prepared by Westwood Engineering as dated September 25, 1997, subject to: <br />1 .
