r.o <br />A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A CLASS II SUBDIVISION <br />FOR PROPERTY LOCATED AT 2190 WAYZATA BOULEVARD <br />- FILE NO. 2212 <br />WHEREAS, Sidney and Barbara Rebers (hereinafter the "Applicants") on February <br />19, 1997, filed a formal subdivision application with the City of Orono (hereinafter "City") for <br />approval of a replat of property legally described as: <br />Outlot E, Sugar Woods, except that part shown as Parcel 342A on Minnesota <br />Department of Transportation Right-of-Way Plat No. 27-70, Hennepin County, <br />Minnesota (hereinafter "the Property"); and <br />WHEREAS, this r^plat is proposed for the purpose of converting said Outlot <br />E to buildable lot status in order that the Property may be developed, as required by the City <br />as a condition of the plat of Sugar Woods; and <br />WHEREAS, after duly published and mailed notice in accordance with <br />Minnesota Statutes 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, the <br />Orono Planning Commission held a public hearing on March 17, 1997, at which time all <br />persons desiring to be heard concerning this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at its regular meeting held on April ^4, 1997, the Orono City <br />Coc.:icil considered the subdivision application of the Applicant and made the following <br />^"*;*sngs of fact: <br />1. <br />2. <br />3. <br />The property is located within the B-1 Retail Sales Business Zoning District <br />requiring a minimum lot area of 20,000 s.f. and a minimum lot width of 100'. <br />The property contains a total area of 41,612 s.f. and has a defined width of <br />approximately 146'. <br />The proposed plat consists of one commercial lot meeting the minimum lot <br />standard requirements of the B-1 Zoning District. <br />Page 1 of9
