11. <br />12. <br />The conditions do not apply generally to other land or structures in the district <br />in which said land is located. <br />Lots in this neighborhood district tend to be narrower and do not meet the lot area <br />requirements. Many lots in this area do not meet lot area and lot width requirements and <br />often do not meet hardcover requirements. <br />The granting of the application is necessary for the preservation and enjoyment <br />of a substantial property right of the applicant. <br />The variances for lot width, lot area, and hardcover are needed to build a house on this lot <br />as proposed. <br />The granting of the proposed variance will not in any way impair health, safety, <br />comfort, morals, or in any other respect be contrary to the intent of the Zoning Code. <br />Variances for lot area and lot width will allow the lot to be built upon. <br />The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />The granting of the variances will allow the applicant to purchase the property to construct <br />a new residence. <br />i I <br />: i <br />r Issues <br />There are numerous issues with this application. <br />1. The need for a structural coverage variances has been eliminated. <br />2. The driveway has been redesigned to tie into the existing curb cut and to provide a <br />turnaround ai:eȉ۪native to backing out. <br />3 . The hardcover worksheets as submitted are for the first plan that was submitted. They need <br />to be redone to show the revised plans.
